About Hopper Homes

Hopper is the #1 most downloaded travel app and is the 3rd largest OTA in the US. With over 100 million app downloads, Hopper adds 3M+ users per month and reaches an additional 200 million travelers via its B2B business. Leveraging its data-driven approach to travel, cost-savings and flexibility, Hopper is set on becoming the leading short-term home rental offering.

Through B2B partnerships with companies like Capital One Travel, Hopper gets access to millions of additional users who drive incremental bookings for supply partners.

Hopper Homes launched successfully in January 2022 and is growing at a rapid pace. In H1’23, Hopper's booking volume and listing views more than doubled compared to all of 2022! They are also launching products that will improve both the guest and PMC experience, helping suppliers get inventory live and performing quickly on our marketplace. Hopper's goal is to give hosts and property managers access to new audiences, and soon, the added consumer benefits of their fintech will drive conversion and bookings.

Where can I find out which jurisdictions they collect taxes in?

It looks that way.  It will not integrate unless I change my ABB settings from request to book.

Hi Carissa,

We collect whatever taxes you have set up in OR and send over to you when you collect the funds for your booking, regardless of jurisdiction. You will have to remit your own taxes though.

We have a number of Canadian properties and would love to utilize your platform. Unfortunately we cannot set up in US funds. Looking forward to your expansion plans.

Hi Melanie, Thanks for your interest and we will definitely let you know once we open up to Canadian currency.

  • Does Hopper collect and remit taxes?
  • If the host cancels an IB, is the host responsible for the credit card transaction fee?
  • In what ways does Hopper help the host if a chargeback were to occur?
  • will trigger communications go directly to the guest?

Hi Susan,

Please see responses below:

  • Does Hopper collect and remit taxes?

We do collect and disburse to you but you are responsible for remitting.

  • If the host cancels an IB, is the host responsible for the credit card transaction fee?

All Hopper reservations are instant book. Hosts can charge the Virtual Credit Cards from the time of booking until a month after checkout. If a host cancels a reservation, they will have to refund the full amount back onto the card if it’s already been charged (which may mean that the host incurs a transaction fee). If the Virtual Credit Card hasn’t been charged yet and the reservation is cancelled, then the Host should not charge the card (no transaction fee). All credit card payment processing fees/transaction fees are between the host and their provider, so if they have questions, I’d recommend that they reach out to them directly

  • In what ways does Hopper help the host if a chargeback were to occur?

Hopper is the merchant of record, so Hopper charges the guest on partners’ behalf and we manage chargebacks

  • will trigger communications go directly to the guest?

What do you mean by trigger comms? We send you the Guest contact info at the time of booking. Maybe a question for OwnerRez if trigger comms can be setup once you receive the Guest's contact info.

Does Hopper also remit taxes like Airbnb? I pay taxes for direct and VRBO through Avalara but for Airbnb who is also merchant of record, I don’t have to remit the taxes which is nice.

It looks as if Hopper only gives the option of insta book?

by Myke A – Aug 16, 2023 9:45 PM (UTC)

Hi Myke, yes this is correct. Our app users like the user experience and we see it really drives conversion.

Im interested but 14% commission? Does that all come out of the hosts pocket?

by Brock G – Aug 17, 2023 4:00 AM (UTC)

Hi Brock,

Yes this 14% commission is charged to the host but we do not charge a traveler service fee. This really helps boost conversion.

I do the same. Although I do not use instant book at the moment, even when I do I control bookings. My cabins are booked direct and on VRBO. I have set up my payment processor (Bambora) to "authorize only" on booking. This means they charge only $1 which drops off later but validates the card. Upon receiving a booking, I require e-signature of my rental agreement which also asks the required questions associated with my OR booking custom fields. I review those answers and only if they are consistent with my requirements do I charge the guests card. If they are not acceptable I cancel the booking request or, if IB, the booking, citing cancellation due to guest request or actions.

So Instant Booking does not mean you have to lose control over bookings.

Hope this is helpful!

Thanks for this insight. I don't like the instant book part of this and has been my main hesitation. My question is that if hopper processes the payment then it would never go through your payment processer.  So how could you then cancel it?

I'm concerned about the instant book option. Mainly because we have a minimum age to rent. If the guest instant books, is there a process where we can cancel the booking if we feel uncomfortable with it or their booking violates any of our rules. Will we be somehow penalized? Also, can we still require the guest to sign our rental agreement.

You are correct, while this works great for VRBO, if the listing site continues to handle payments, this will not work. I agree with your hesitation if API integration with Hopper does not mean I can handle my own payments. I haven't yet found enough information from them to make a decision.
