I am currently getting my direct booking site set up through the hosted site feature in OwnerRez.

I am currently setting rates through Pricelabs.

Is there a way to override rates by channel?  Specifically I want to adjust my booking site's rate a little higher to capture some of the management fee that the customer doesn't have to pay through Airbnb and VRBO.

I can add a "Management" surcharge to accomplish this but I'd rather just roll it into the rent fee.

Is this possible?

Hi,

Struggling with the same issue.... currently we have our listings on both AirBnb and VRBO.  I am in the process of setting up a direct booking site.  The pricing is set by Pricelabs (awesome tool, btw!).

I would like to have the nightly price on the direct booking site to be about 6.7% higher than on AirBnB/VRBO, which will give the direct customer about an 8% discount off of their total, because they are not paying the AirBnB/VRBO fee and will give me about 4.7% higher payout, which will help to offset for the direct site hosting and direct marketing spend.

I though I had seen a menu for Channel Adjustment somethere, but I can't find it.

Has anyone solved this issue?

That would truly be a wonderful option! I asked this EXACT question nearly a year ago and was told the direct website and widget pricing was not adjustable like the OTR channels. I told them they should be but I'm guessing they don't agree.

After doing more research, I found the path to solve this!

In another post Ken mentioned that we CAN adjust the pricing for AirBnB and VRBO through the API settings... so, in my case, instead of raising the Direct site price, I will do the following.  Let's assume that I currently charge $200/night on AirBnB and VRBO and would like to charge 6.7% higher on the Direct site, or $213.40.

1) Raise the Pricelabs price by 6.7%, so the $200/night rate is now $213.40.

2) Pricelabs will pass this price to OwnerRez and to the direct booking site, $213.40/night.

3) Then I adjust the AirBnB and VRBO prices down by 6.28%.  The math is (($200 desired rate / $213.40 Pricelabs rate) -1)*100), which gets me the original rate of $200/night.. same as current.

The Rate Adjustments for API channels are made within the Settings > API Integrations > (Channel Name) page options.

Can I get a little more detail on where in PL you're changing the prices? Is adjusting the base rate up by X% enough to handle this or is there more to do - or a better way?

You set the prices in PriceLabs like normal.

The adjustment part (Airbnb/VRBO) happens in OwnerRez in Account -> Settings -> API Integrations -> Airbnb/VRBO/etc channel

Once you edit the Channel (Airbnb/VRBO/etc) you can click "Change".  There's a section for "Rate Adjustment".

There doesn't appear to be a way to adjust your Ownerrez direct booking site.  So the strategy is basically decide what your direct booking site rates should be, set that in PriceLabs, then adjust the channels lower.  You have a higher rate in your direct booking site because there's no service fee like Airbnb/VRBO charges.

This isn't working for me how I expect it to.

I raised the minimum, base, and max prices by 6.5% in PL. My off season rates reflect the new minimum price increase. All other pricing has remained the same. 

 

Am I going to need to set a modifier? Am I doing something wrong?

Has anybody used a pricing offset in PriceLabs to make this easier? I think this may be the solution:

As I see it...

- Set the offset to 6%. That should feed OR with the PL calculated prices plus the 6%

- Set discounts for ABB and Vrbo as required.

 

I did email PL's support to understand if this makes sense to do. 

EDIT: They got back to me and this is indeed the best solution. 

In PL -> Customizations -> More Customizations -> Advanced Customizations -> Pricing Offset to whatever percent you wish.
