The current booking workflow hids the rental agreement within a scroll window which does not require renters to scroll to the bottom before signing. In order to support clauses such as binding arbitration and cancellation policy and liquidated damages, a renter must be read and acknowledge the section by initialling or signing that section specifically. It would be great if we had an option to show the entire rental agreement on one page and require guests to initial or sign additional sections before proceeding.

We would want to have guests initial the section stipulating no smoking, no animals, our occupancy rules, our cancellation policy and binding arbitration clauses before signing the entire agreement. This is not only to protect us from a legal standpoint but also to call attention and make sure that guests actually read and acknowledge these sections. We use our rental agreement not only for enforcement, but mainly as a screening tool to dissuade people who would likely break our policies and and cause damage to our property.

As a short term workaround it would be better to at least require guests to scroll to the bottom of the rental agreement (and/or click a button at the bottom of the agreement before the signature window can be filled in). In the current format a guest can state that they did not understand that the rental agreement was several pages and that they were only agreeing to the visible portion within the scrolling window.

Hi, vrdoctor! This topic has been covered pretty extensively in the Facebook group "Unofficial Ownerrez Support Group." Basically, you have to go in and set up Custom Field Definitions. Those fields need to be marked as a "Required Entry" during quote acceptance so they will show up when the guest is sent the form to sign the Rental Agreement. You set up a Custom Field for each clause. Give the Facebook group a look and then let everyone know what we can do to help. This has come to the forefront again. We have a pool table, and a paragraph in the RA that pool table is not to be moved. Had guests who signed the RA., but they took upon themselves to move the pool table off of its levelers, away from its normal location by about a foot. Now I held the deposit but it is bickering back and forth. We really need to make them initial explicitly the important paragraphs.

Agree, BlueMtnCabins. Guests like to take it upon themselves to change the setting on pool heaters only to mess things up requiring a tech visit to repair parts.  Similarly, guests use boat lifts for boats that are too heavy damaging the equipment. Really need the ability to ask guests to initial proper use of these amenities.
