I saw the earlier post on payments but some of the dates are pretty old. My question is as follows: I have folks book 12 months in advance but I take the first payment 6 months in advance and the final payment 30 days in advance. Is there any flexibility to control the date of the first payment? Payment on confirmation seems to be the only rule that is possible.

Don't you get the 1st payment at time of booking?

Right now you've got to take something during the booking process to validate the card and put it on file. My suggestion would be to make the first payment small, like $10. Then once the booking is made it'll get the 30 day remaining balance payment due scheduled automatically. You can then go in and schedule the intermediate 6 months in advance payment.

We are working on a more generic payment schedule that'll let you take more than two payments or delay the first payment, but I don't have an ETA on it yet.

One of our properties is a beachfront properties and lots of reservations are made 12 months in advance. When someone is a repeat guest for the summer, I take the initial deposit mid November. That's the reason for the question.

Thanks for update. This seems a very worthy update, particularly for repeat guests and reservations scheduled well in advance. Much appreciated.

Ted, we are in the same situation. My payment schedule is we take $300 to reserve the week, 1/2 due Dec 1st, balance 30 days prior to stay. The $300 makes sure people are serious and not just holding a week while they shop around.

I am in the same boat, getting guests to rebook upon departure, but I wont collect the first payment till December 1st.

Any flexibility in scheduling payments or making the first one $0, for guests who rebook right away?

I think you are in unique situation. I will not hold my calendar blocked for anyone for 6 months without a deposit paid at time of booking. So taking a deposit during booking works. You can define your deposit to be a small amount as suggested.

I'm in the same boat. My policy is $300 deposit upon booking. 50% 6 months out and the remainder 60 days prior to arrival. New to Ownerrez and like it, but if this can't be set up I may have to look elsewhere.
