Besides the above it would be extremely helpful if all financial data on cancellations were removed from reports. I am afraid to trust the totals when running reports. Or should I be (?) I was told before I had to manually remove it but im afraid I'll forget and itll be hanging out there somewhere. Great platform, thanks for being there and for incredible support! Gail Conyer

I think more video tutorials would be great. There are so many features that I could be using and am currently not. Like message automation and API integration.

Integrated unified mailbox is a definite must and I find this to be the single most flaw within the OwnerRez system!!!! Whenever I need to find a historic emails for a guest, I have to search distributed email accounts outside of OwnerRez and half the time I can never find them, or very difficult to piece together the conversation history. We need the inbox to show a chronological history of conversation between the host and guest. Having a single email address for guests to communicate would definitely help. I can't express enough how this single feature would greatly improve the overall robustness of the system. Especially now that all the platform API integrations have matured.

I absolutely love OwnerRez both from functionality and support. I do agree the ability to send text messages is important. Also to be able to send the same message to multiple guests based upon where they are staying and when.

Thank you.

Is there a way to do this? Normally, cancellations are not material. Right now, the owner is extremely confused because reporting they see includes cancellations (which were completely or nearly completely refunded).

RE: cancellations... The fact that a booking is cancelled does not, inherently, change its financial information or whether it will be included or excluded on PM/owner statements. There are legitimate scenarios where cancelled bookings still remit money to the owner or PM - for instance, where the guest pays a fee or is only refunded 50% of the booking.

For cancelled bookings, you need to make sure you are fixing the charges and transactions to reflect what actually happened.

If the booking was 100% refunded, then remove all the charges or add negative line items to negate the line items that are there. The total amount should be 0 when you're done since the guest paid you nothing. If you sent a refund, record the refund. The final total amount should be 0 (and the guest balance should be 0) or whatever you actually kept from the guest. Then the owner/PM statements will also be correct. Merely cancelling the booking will not affect PM calculations on its own.

PS. We have an upcoming feature coming out here the cancel page will show you your cancellation policy (oh and we've added that as well) and allow you to refund/fix the charges all in one step. That will help reduce the confusion around this.

As a relative newbie to OR, I'm struggling with getting everything set up and integrated. At least one of my channels only comes over with a block (HOUFY), so I'd love some additional integration. Also, because each platform is different, I'd love an editable booking workflow to ensure I'm not missing anything. (If you already have this, I'm sorry, I'm not seeing it.) I'd like to see the income split up into a rental income, with the housekeeping fees broken out.

And finally, an app would be awesome! I work on my mobile a LOT. Thank you!

Hey, BlueMtnCabins! It's a product from Rental Guardian. Go to https://www.mastercancel.com/. I did a little digging and saw a price quote of 4.4% of booking total - but I'm not sure how they define "Booking Total."

May 27, 20

Paul W says:

It's around 5% of your booking total - Master Cancel. In exchange, you get an extremely flexible cancellation policy where the guest can cancel all the way up to 2 days before arrival, and the carrier will cover your cancellation refund, no questions asked. There are no qualifying reasons or types of cancellations that are covered - they are all covered across the board. There's a 10% deductible and if you successfully rebook they will refund the difference between the new and old booking with 0% deductible (they want to incentivize you rebooking).

Paul W. - Is this something you guys have experience with: folks who use it, how to use it, whether it improves your ability to get bookings? Do you know enough about it to know if it's available to little fish or do you have to be a big property manager?

May 27, 20
8:54 pm
Paul W says:

Hey Lydia. No one really has experience with it as it's brand new. There is only one carrier that I know of offering it and only two PMS systems that currently have it integrated. There might be more, but that's my general knowledge. You do need to have 5 or more properties to get underwritten, I believe. They wanted 10 or more, but it sounds like they'll approve you if you use OR and have 5 or more - that's what came out in the last meeting we had. We can ask on a case by case basis if they'll accept smaller users but that's the general understand at this point.

The ability to send SMS text marketing communications, quotes, and stay-related communications directly to guests' phones would be huge. Emails get lost in flooded inboxes, but guests see and respond to text messages.
